What to do first

Turn off the water at the inside stop tap. Thames Water says it is usually just after the pipe enters the house, often under the kitchen sink. Turn it clockwise.

If water is near electrics, switch off the electricity at the consumer unit. Turn off the heating, and open the taps to drain the system. Soak up the water with towels.

Then call a plumber. If the leak is outside, or in the street, call your water company.

Who is responsible for which pipe

You are responsible for the supply pipe from your property boundary into your home, and for all the pipes inside. The water company is responsible for its mains and for the communication pipe that joins your supply pipe to the main.

If you share a supply pipe with neighbours, you share the cost of the shared part. Thames Water says that once a leak on your side is confirmed, you must arrange the repair within four weeks.

Common repairs a plumber does

Most call-outs are for small leaks and worn parts. Common jobs are below.

  • Dripping taps and worn washers or cartridges.
  • Leaks under sinks, baths and toilets.
  • Toilets that run on or do not flush.
  • Stiff or broken stop taps.
  • Burst or split pipes after a frost.
  • Washing machine and dishwasher connections.

Local factors in the Cotswolds

Many Cotswold homes are old, with pipes under floors and in thick stone walls. A plumber may need to lift boards to find a leak.

Stop taps in old houses can be stiff or hard to find. Find yours before you need it. A plumber can fit a new one that is easy to reach.

Rural homes can be far from the plumber’s base. Ask about travel charges and how quickly the firm can come.

What to ask a firm

Ask what the call-out costs before the plumber comes. These questions help.

  • Do you charge a call-out fee, and does it include the first hour?
  • What are your rates in the evening, at weekends and on bank holidays?
  • Are parts included, or extra?
  • Are you on the WaterSafe register, or a member of APHC or CIPHE?
  • Does the price include VAT?

Questions

Where is my stop tap?

Usually where the water pipe enters the house. Thames Water lists the kitchen sink cupboard, an airing cupboard, under the stairs or near the front door as common places.

Who pays to fix a leak on my supply pipe?

You do, if the leak is on your side of the property boundary. If the pipe is shared, you share the cost with your neighbours. Ask your water company if it can help.

My stop tap will not turn. What do I do?

Do not force it. Thames Water says you can use other valves in the home, or ask a plumber to repair it or fit a new one.
