Short answer
Thames Water supplies Witney with hard water, at 241 mg/l. Witney has many homes built since 2000, so lead pipes are less likely than in most Cotswold towns. Near the River Windrush, flooding can push water back up drains. A non-return valve on low drains can help.
Plumbers in Witney by service
How hard is Witney water?
Hard. Thames Water gives 241 mg/l of calcium carbonate for the Witney supply zone, or 16.9 degrees Clark.
That is above the 200 mg/l line in Approved Document L. When a plumber fits a new combi boiler or water heater here, the feed water should be treated to slow scale.
Witney water is softer than in most Gloucestershire towns on this site. Only Carterton, which serves Burford, is softer among the Thames Water zones here.
Are lead pipes likely in Witney homes?
Less likely than in older towns. In the Witney West area, only 13.2 per cent of homes on the Council Tax list date from before 1965. In Witney Central the figure is 24.8 per cent, and in Witney East 22.1 per cent.
About a third of homes in each of the three areas were built in 2000 or later.
The Drinking Water Inspectorate says a home built after 1970 is unlikely to have lead pipes, but an older one may. If you live in the old centre or in Cogges, check the pipe at your stop tap.
What can a plumber do about flood backflow?
In July 2007, about 240 properties in Witney flooded, the Environment Agency found. About 120 were in the town centre and about 35 in West End.
Approved Document C says flood water can block drains and sewers. Sewage can then come back into a house through low gullies and toilets.
A non-return valve or an anti-flooding device on the drain can reduce this risk. Check your address on the GOV.UK flood risk service, and ask the plumber which pipes sit lowest.
Does the conservation area affect plumbing in Witney?
Only on the outside of the house. The Witney and Cogges conservation area covers the old centre. There, a new soil and vent pipe on a wall that faces a road needs planning permission.
Work inside a house that is not listed does not need planning permission.
Questions
Can I drink water from a softener in Witney?
Thames Water does not advise it. Keep one kitchen tap on unsoftened mains water, and tell Thames Water before the softener goes in.
Is lead a problem in Witney tap water?
Thames Water took 8 lead samples in the Witney zone in 2025. Each was under 0.9 micrograms a litre, against a limit of 10.
Who fixes a leak on my side of the stop valve?
You do. The water company owns the pipe up to the outside stop valve. The supply pipe from there to the house is the owner's.
